Picture your time here

Room for the country-life idea

Open pasture, scattered trees, and areas of thicker cover give the larger property a varied landscape. As you compare tracts, think about how you would spend your time here. For some buyers, it might be mornings tending animals and afternoons working on a few projects. For others, it could be weekend visits with the family, a picnic under the trees, and time to get to know a piece of land that’s their own.

If horses or livestock are part of your plans, let’s look at the acreage, fencing, water needs, and requirements for the tract you’re considering. Choosing the right piece—and understanding the setup it needs—is part of making that country-life idea practical.

Plan your utilities

FAQ: Utilities

Click a question to open or close the answer.

Is electricity available?

Yes. United Cooperative Services has power across County Road 136. Each tract needs a new service connection, set up and paid for by the buyer.

Is there water on the property?

Not yet. Water comes from a private well drilled on your tract. A local licensed driller has quoted a complete starter well system at about $12,700 for any tract of 10 acres or more. That covers a 140-foot well, pump, pressure tank, and controls. Your final cost depends on how deep the well goes.

Is water guaranteed?

No well is ever guaranteed. Surrounding parcels have drilled successful, producing wells, which is a good sign for the area.

What isn't included in the well price?

The well quote doesn't include running power to the well, laying a water line to your home, trenching, or septic. Budget for those separately.

How does sewer work?

These are rural tracts with no city sewer. You'll install a private septic system, permitted through Erath County.

Can I finance the property and still build out utilities?

Yes. Owner financing lowers your upfront cost for the land, so more of your budget goes toward the well, septic, and power hookup.

Utility costs are estimates from local providers and may change. Buyers should confirm the costs and requirements for their selected tract.

Photos show the larger property; features vary by tract. Horse and livestock suitability, fencing, water, access, building plans, and applicable requirements must be confirmed for the selected parcel. The barndominium image is conceptual; the home is not existing or included. Additional acreage is subject to availability, financing is subject to agreed terms, and drive times are approximate.

A Proven, Easy, Secure & Efficient 4-Step Closing Process

The MaxAcres team will guide you through each step, working with a title company or closing attorney, depending on the state.

  1. Sign the Purchase Agreement: Review and sign the agreement setting out the purchase terms, earnest money and closing date.
  2. Open Escrow & Deposit Earnest Money: Your escrow officer or closing attorney opens escrow. Deposit the agreed earnest money according to the purchase agreement. Payment instructions come directly from the title company or attorney's office; verify them with that office before sending funds.
  3. Complete Title Review & Paperwork: Your escrow officer or closing attorney coordinates the title review, any required resolutions, and preparation of the closing documents and settlement figures.
  4. Sign, Fund & Close: On closing day, sign the closing documents and send the remaining funds due to escrow using payment instructions from the title company or attorney's office. Follow the deadlines set by your escrow officer or closing attorney, who coordinates closing, fund disbursement and recording as required.
